Homeowner's title insurance protects you from problems that could arise in the future. These problems include things like a long lost heir coming forward to try to claim the property as theirs, previous fraudulent activity coming to light, mistakes found on title work at a later date, etc.
Buying homeowner's title insurance is a one time fee that is paid at closing, so you don't need to worry about it being an added monthly expense.
