In February of 2020, the market was normal - and then Covid shocked the world. This shows a great V shaped recovery in the housing market, and it has remained a strong seller's market since then.
In fact, last year's spring market became the fall market, and those homes that went under contract in the fall are now closing, increasing sales numbers from this time last year. Freddie Mac and Fannie Mae project continued low interest rates. With low inventory and lots of buyers, the 2021 spring market will continue to be a seller's market.
Bottom line: January is a win win market for buyers and sellers. Sellers have less competition and are getting close to full, if not full asking price, and buyers are taking advantage of the low interest rates.
