How to Price Your Home

When it comes time to sell your home, the main questions you'll most likely have are, "How do I price it? What should I ask for it? What's it worth?" Several factors go into determining the best asking price for your home.

You need to find out what similar homes in the area have recently sold for, and how they were priced per square foot. Only look at homes that are very similar to yours in style, size, condition, distance from town, etc. If you're in a neighborhood, start with homes there. You'll need to know your total heated square footage to be able to compare correctly.

Most likely, your realtor will be able to gather this information more quickly than you can yourself, and can give you a price range to use when setting your asking price.

In addition to helping you come up with an asking price, your realtor can help you determine what you'll walk away with on closing day. He or she can help you come up with a home selling timeline, and advise you on what home improvement projects can make you the most bang for your buck.
